Clinton earns its popularity by being practical. It is reasonably priced, close to major shopping and services, and it has a real spread of housing, from tidy family homes in the nicer pockets to a large number of rentals. That mix is the whole story of the suburb: it is affordable enough to be a genuine first home option, and a recognised step up in price and quality from the entry-level end of Gladstone.

Because Clinton holds so many rentals, it is investor territory as well as a first-home suburb, and it is one of the areas where I see the most refinancing. Clinton is a real mix, and that is its strength. There are some lovely pockets and it is central and affordable, which makes it a first home buyer favourite and, because of the rental demand, an investor one too. The most common thing I do here is help people work out which of those they actually are, an owner-occupier or an investor, because it changes the loan, the deposit and how the numbers stack up.

Refinancing is a big part of my Clinton work. Loans that were set up a few years ago and never looked at again are worth a review, not because switching is always the answer, but because you cannot know until someone runs the comparison including the costs of moving. I will tell you plainly if you are better off staying put.

A lot of Clinton buyers work casual or shift rosters, and nobody loves the word casual. It is not the barrier people fear, though.
