Section 1: Identity Documents (100 Point Check)

You need documents totaling 100 points. Mix and match from the options below:

Driver’s Licence (40 points)
Current Queensland or Australian driver’s licence. Must show your photo and current address.
Australian Passport (70 points)
Current Australian passport. International passports don’t count for Australian citizenship proof.
Birth Certificate (70 points)
Full birth certificate (not extract) issued by Australian Registry of Births, Deaths & Marriages.
Citizenship Certificate (70 points)
Australian citizenship certificate if you’re a naturalised citizen.
Medicare Card (25 points)
Current Medicare card showing your name. Good for topping up points.
Recent Utility Bill (25 points)
Gas, electricity, or phone bill less than 3 months old showing your current address.

Section 2: Residency & Citizenship Proof

Proof of Australian Citizenship or Permanent Residency
Birth certificate, citizenship certificate, or current Australian passport. For permanent residents: passport with permanent resident visa.
Visa Details (if applicable)
If you’re a permanent resident, include current visa grant notice or ImmiCard.

Section 3: Property Documents

Contract of Sale
Fully executed contract signed by all parties. Must show purchase price under $750,000.
Building Contract (for new builds)
Complete building contract if constructing. Include all variations and final price.
Final Inspection Certificate
For builds: final inspection certificate from council or certifier. Essential for completed construction.
Property Valuation (if close to $750k limit)
Independent valuation if your purchase price is near the $750,000 cap.
Title Search or Property Details
Current title search showing the property has never been previously owned.

Section 4: Relationship Documents (if buying with partner)

Marriage Certificate
Official marriage certificate if you’re married to your co-buyer.
De Facto Relationship Declaration
Statutory declaration confirming de facto relationship if not married. Available from QRO website.
Partner’s Identity Documents
Your partner needs the same 100-point ID check. Include all their documents too.

Section 5: Additional Required Forms

FHOG Application Form
Completed online application form from QRO website. Print confirmation page.
Statutory Declaration
Signed declaration that you meet all eligibility criteria and will occupy the property.
Settlement Statement
Settlement sheet from your solicitor or conveyancer showing final purchase details.

💡 Pro Tips for Document Success

Certified Copies: Get documents certified by a Justice of the Peace, lawyer, or police officer. Keep originals safe.

Name Consistency: Ensure your name appears exactly the same on ALL documents. Middle names matter!

Current Documents: Utility bills and bank statements must be less than 3 months old.

Quality Matters: Clear, legible copies only. Blurry photos from phones often get rejected.

Translation Required: Any documents not in English need official translation.
